Duff & Phelps to relocate Irish headquarters to St Stephen’s Green location

Extensively refurbished building near Shelbourne Hotel let for €54 per square foot

Duff & Phelps Ireland, the global valuation and corporate finance adviser, is to relocate its Irish headquarters to a newly refurbished office building close to the Shelbourne Hotel on Dublin's St Stephen's Green, where estate agents Lisney was based for almost 40 years.

Owner New Ireland Assurance invested heavily in the refurbishment and extension of Molyneux House close to the junction of St Stephen's Green west and Kildare Street before letting it to Duff & Phelps at €581.25/sq m (€54/sq ft) and €4,000 for each of the four car-parking spaces on site. The six-storey building was originally designed by Scott Tallon Walker and has a net internal area of 758sq m (8,159sq ft), including a newly-constructed penthouse floor extending to 55sq m (592sq ft).

The grade A-standard building includes raised access floors, suspended ceilings with recessed modular LED lighting, four-pipe fan-coil air conditioning, an eight-person lift, refurbished lift lobbies, shower facilities and 12 covered bicycle bays. Duff & Phelps will avail of a rent-free period at the start of the lease.
