Irish real estate investor Mel Sutcliffe's Quanta Capital is seeking tenants for Two Gateway, a 78,000sq ft office building which had up until recently been occupied by the ESB.

Located on Dublin’s East Wall Road and on the approach to the city’s rapidly evolving north docklands, the subject property briefly comprises a detached, high-quality office block fitted to a modern specification with generous amenities including a substantial shower/locker block, car and bicycle parking, terraces and a substantial shared rear courtyard.

Developed by the Collen Group as part of the wider three-block Gateway scheme in the late 2000s, the building is well served by a range of amenities in the immediate area. These include Lidl, Aldi, Centra, Starbucks and McDonald's.

Fairview Park, meanwhile, is located within a five-minute walk of the property, offering prospective occupiers ready access to extensive green space.

Two Gateway is also in close proximity to several modes of public transport. Clontarf Dart station, the dockline rail station and the red line Luas stop at Spencer Place are all situated within a short walk of the property, while numerous Dublin Bus routes serve the location directly.

Joint agents QRE Real Estate Advisers and JLL are quoting a rent of €35 per sq ft for the offices at Two Gateway. The property is available on flexible lease terms.

David O’Malley of QRE says: “Two Gateway would make an excellent headquarters but would also work well in a multi-tenanted scenario with typical floor-plates of 14,000sq ft. It offers excellent value when compared to other city centre offices of similar quality.”

Further details on the building are available from QRE Real Estate Advisers or Rita Carney at JLL.
