A modern retail premises rented by two businesses at Vernon Avenue in Clontarf, Dublin 3, comes on the market today through DTZ Sherry FitzGerald with a guide price of €1,325,000 and a net yield of 8.54 per cent.

The investment comes with two unexpired leases of 16.8 years from the tenants, O'Briens wine off-licence, which occupies the ground floor and Anne Rossi Beauty Salon which trades overhead. The leases are subject to five-yearly, upwards-only rent reviews with a combined annual rent of €118,200.

The commercial building dates from 2007 and has an overall floor area of more than 213sq m (12,297sq ft).

Also in north Dublin, DTZ is seeking more than €160,000 for a long leasehold in a newly let premises at Sutton Cross Shopping Centre. The Happy Hound pet shop is paying an annual rent of €17,000 under a new 10-year lease with break options in years three and six.
