FIVE SUBSTANTIAL period houses off Leinster Road West in Rathmines, Dublin 6, which have been used for many years as a nursing home by the Jewish community, are to be offered for sale at €3 million through joint agents Douglas Newman Good and GVA Donal Ó Buachalla.

The portfolio will be of interest to developers and investors following the granting of planning permission for six apartments and eight houses on part of the grounds.

Eleven former residents of the home recently moved to another nursing home at Stocking Lane in Rathfarnham. The Rathmines home had been in use for almost half a century and, at its busiest, catered for 40 patients.

Keith Lowe of Douglas Newman Good said the portfolio, which extends to 0.36 of a hectare (0.9 of an acre), would undoubtedly be of interest to both investors and developers because of the planning consent. He said his agency had recently sold a number of fairly similar properties to cash buyers.

The property includes four two-storey red brick houses at 2-5 Le Bas Terrace on Leinster Road West, all with front and rear gardens. One of the houses is used as offices and is directly linked to the former nursing home, number 6 Denmark Hill, a double-fronted red brick house off Leinster Road West. The planning permission will allow the demolition of the rear extension to the nursing home and its replacement by six apartments, four of them two-bedroom units, one one-bedroom home and a three-bedroom apartment.

The revised planning also allows the building of four three-storey townhouses ranging in size from 110 to 116 sq m and fronting on to Effra Road. The houses will have off-street parking. Four further two-storey mews houses are to be allowed at the rear of the Le Bas Terrace with an entrance on to Effra Road.
