A modern three-bedroom house with the space and proportions of a period home at Wynnsward Park in Clonskeagh, is expected to fetch over £800,000 at a Lisney auction on May 18th. Built for the present owners in 1985, by the noted house builder Larry Berry, Norwood is a substantial detached house with a patio garden on three sides, and its own gate to the grounds of UCD. It was built, along with two neighbouring houses, in the former grounds of Longwood, a property that sold at auction last week for £1.8 million through O'Mahony Auctioneers.

Longwood, and the three modern houses, are hidden away at the end of this quiet cul-de-sac with access through high redbrick entrance piers.

Norwood is in very good decorative order and should appeal strongly to anyone planning to trade down, or even to an investor seeking a property to let in an increasingly sought-after location.

The house has around 2,000 sq ft of space and lots of light coming into every room. The layout doesn't waste space on too much hall. Instead, a few steps from the front door takes you into the main room, a gorgeous, dual aspect drawingroom with a wide bay window overlooking the front garden and glazed doors opening on to an expanse of patio to the side.

This pale yellow room has a high ceiling and a simple Adam-style marble fireplace.

A door leads through to the diningroom which, by contrast, is a very contemporary room with a curved wall of windows at one end and a luxurious white carpet contrasting with the stark black dining table and chairs.

The diningroom connects with the kitchen, which is also minimalist in style with sleek SieMatic units in birch trimmed with stainless steel. The floor and worktops are polished granite and a central island provides lots of storage and a dining perch for two people.

Off the kitchen is a utility room with a door leading to a paved area at the back of the house. The owners say they have no need for a garden with the grounds of UCD so close. Upstairs, the landing is lit by a curved bay window over the stairwell. The main bedroom at the front of the house mirrors the drawingroom below and has the same wide bay window. Off the bedroom is a large bathroom and the remaining bedrooms share a smart but functional shower room. Of the two remaining bedrooms, one is used as a study and both have large picture windows overlooking UCD.

The largest of the patios, outside the drawingroom, faces west and has plenty of room for entertaining. The boundary wall on this side is lined with trellis and a variety of shrubs and climbers.
