Dublin 8: €835,000 34 Curzon Street, Dublin 8, is a terraced cottage which feels like a large contemporary apartment, having been recently modernised by a developer. The house, to be auctioned on July 14th, through Lisney, is guided at €835,000.

Situated in the Portobello area, this villa-style house began life with a single storey to the front and two storeys to the rear, but the recent renovations have added another floor to the front. This involved excavating into the basement, and pushing up into the attic to create a familyroom or bedroom on the ground floor and an en-suite bedroom above it.

The way this was designed, to have a single bay window at the front belying the new two-storey status, does mean that the upstairs bedroom doesn't have a window. Instead it has generous Velux skylights.

The main living space, on the ground floor to the rear, incorporates a high-spec kitchen. The flooring comprises honey-coloured tiles, giving a Mediterranean feel, and this livingroom faces onto a small garden with a raised patio. The interior and exterior spaces are linked by east-facing floor-to-ceiling windows. The generous amount of natural light is enhanced by Velux windows.

Between this room and the front room is a bathroom with Villeroy and Boch sanitary ware (including bath) and Hansgrohe fittings, as with the two bathrooms upstairs (which have showers).

Doors to the storage cupboards beneath the stairs are coated in pale gloss, following current trends. The stairs is in keeping with the house's origins, as is the cast-iron fireplace in the main bedroom - which now has a gas inset fire.

The house is filled with mod cons, including Cat 5 wiring for sound systems and computers, wiring for satellite and cable television, a security and fire alarm, dimmer switches, underfloor heating on the ground floor, remote controlled Velux windows and intercom at the front door.
