Dublin 6: Lisney is suggesting a guide price of €1

Dublin 6: Lisney is suggesting a guide price of €1.1 million for a terraced redbrick at 23 Dartmouth Square in Dublin 6, a house currently divided into offices and a ground floor flat.

It needs some refurbishment but, given the demand for houses on the square, buyers are unlikely to be put off by the need to upgrade. Good quality houses on the square are now valued around the €2 million mark.

The three-storey house, for auction on November 27th, is likely to be restored to its original use as a family house, according to Lisney's Tom Day, with new owners likely to extend to the rear. Most of the adjoining houses have been extended over the years, two with dramatic contemporary extensions.

Once home to Alfie Byrne, Lord Mayor of Dublin, the 224 sq m (2,420 sq ft) house has kept many of its fine period features, like marble fireplaces in the two interconnecting rooms at hall level. These are fine high-ceilinged rooms, with a view to the front over the gardens.

Upstairs there are three good-sized rooms with original cast-iron fireplaces. There is also a cloakroom on the upper return.

The ground floor is laid out as a spacious one-bedroom flat with two sittingrooms, an office, and a large sunroom.
