DALKEY: €.75m:EMOCLEW, a large modern house in the village of Dalkey, has been on the market for two years now, but a new agent and a new price might generate fresh interest.

The four-bedroom house is now for sale at €1.75 million, around a million less than when it was first put up for sale by its property developer owner in 2008. The new agent is DNG where Steven Manek is handling enquiries.

The house is set in a cul-de-sac called Anastasia Lane off the village end of Sorrento Road. It’s a five-minute stroll down to the shops and Dart and an even shorter dash to Finnegan’s pub.

The lane has a number of houses leading off it, and Emoclew (welcome spelt backwards) is located near the end.

It’s a substantial family home of around 3,000sq ft (279sq m) with great emphasis on family space. There’s a large kitchen-cum-diningroom leading off the hall with a utility room, cloakroom and study all linking directly to it. There is also access to the garden which is not overlooked.

The livingroom is on the other side of the hall and is partly double height with a mezzanine level above that is used as a games room. There is also a playroom that also has access to the garden.

An open metal wood and glass staircase rises to the upper floor where the main bedroom is a showstopper with its open-plan bathroom. There are three children’s bedrooms, two of them with their own ensuites.
