Co Tipperary: €1mA manageable Georgian country house in Tipperary's Golden Vale is bound to attract keen interest in the run up to auction next month.

The Glebe House near Fethard is guided at €1 million-plus prior to auction through Stokes & Quirke on April 11th.

The six-bedroom house stands on 16 acres of manageable grounds that include a walled fruit and vegetable garden where espalier pear and apple trees cling to the redbrick walls and an enclosed courtyard with a range of cut-stone buildings. There is also a pretty one-bedroom gate-lodge.

The Glebe has been owned by the same family for over 200 years and, while the interior has been very well maintained, new owners will have some work to do.

The three-storey over basement house, which was built in the early 1800s, still has many of its period features intact, including basement servants' quarters, the original kitchen with flagstone floor, a wine cellar, estate office and a former dairy.

These days, however, the kitchen, with its four-door Aga, is at hall level within easy reach of the principal reception rooms. There are three of these: a fine drawingroom with parquet flooring and a carved wooden chimneypiece; an equally large library and a formal diningroom. There is a study at this level, though it is counted as the first of the bedrooms.

A handsome cantilevered staircase rises to the first and second floors.

There are three bedrooms, all with fireplaces on the first floor where they share a bathroom with its own fireplace. Two large attic bedrooms complete the accommodation.
