£1.5m Foxrock home overlooks golf course

Nendrum, a five-bedroom detached house overlooking Foxrock golf course carries a guide price of £1

Nendrum, a five-bedroom detached house overlooking Foxrock golf course carries a guide price of £1.5 million prior to being auctioned by Daphne L Kaye & Associates on April 19th. Set at the end of Knocksinna, a fashionable and surprisingly quiet cul-de-sac off Stillorgan Road, Nendrum stands on one-third of an acre of beautifully landscaped garden and has private access to the golf course.

The 4,800 sq. ft house has been transformed since it last came on the market in 1993. Originally a fairly modest two-storey home in the typical Tudor style of Foxrock, Nendrum has been doubled in size and has an enormous conservatory that provides an extra drawing-room and a visual link to the superb gardens.

The owners extended the house to accommodate teenage children and their friends. However, now their children have left, they are planning to move to a smaller home in the area.

Ideal as a family home, it has four reception rooms and a games room. Upstairs, four of the five bedrooms have en suite facilities while the fifth and smallest bedroom is next to the family bathroom. The entrance hall has reception rooms on either side.

The dining-room to the right is large, with windows on two sides dressed with lavish curtains that will be included in the sale. This room has a fine marble fireplace complete with marble hearth.

Across the hall is a comfortable sitting-room which leads on to the drawing-room. Part of the extension, the drawing-room is perfectly in keeping with the rest of the house, with its carved timber fireplace and ceiling cornices.

It is a big, bright room with twin wide windows on one side and double doors leading to the conservatory. The timber conservatory is stunning - an enormous bright space for entertaining with a honey coloured marble floor, concealed radiators all around, ceiling fans and a striking raised fireplace fitted with a gas fire.

It's a room that could easily take 100 people for drinks and, on a sunny day, guests could spill on to the timber deck that surrounds it. The kitchen, however, is quite small for a house of this size. It has a good range of timber units with a white oil-fired Aga taking pride of place. Beyond the kitchen is a games room, pantry and utility room.

Upstairs, both the main bedroom and an attractive guest suite are in the new part of the house. The main bedroom has doors opening onto a south-west facing balcony overlooking the golf course. Its en suite bathroom has a large shower cubicle that doubles as a steam room. All the bedrooms have expensive built-in furniture.

Nendrum comes with many extras such as a piped music system throughout the house, a universal water filter system, and several items of expensive garden furniture.
